July 2025 Luxury Update

Welcome to our Nanaimo luxury real estate market update for June 2025. Whether you’re looking to buy, sell, or just stay informed,  this update offers the latest market insights.

The luxury segment in Nanaimo is showing signs of shifting gears. As of the end of June, we’re seeing an uptick in available inventory, with 40 active listings now on the market – up from 36 in May and 30 in April.  The highest priced property is a new listing  located at 2920 Hammond Bay Road. This south facing low bank ocean front property has an in-ground pool overlooking the ocean and is listed at $2,950,000. There were 8 new luxury listings in the month of June  the same as the previous month.

In terms of sales, there were only 2 transactions in June, a slight decrease from 3 the previous months. The most expensive sale this month was 561 Cumberland Place with a list price of $2,099,000.

While listings have increased, sales have slowed. We started the year with around 8 months of inventory in this sector and are now hovering around 20 months of inventory. This growing selection of luxury properties gives buyers more options and negotiating power as we head deeper into the Summer market. Overall, Nanaimo’s luxury segment remains desirable, but the current conditions suggest a buyer-leaning market.
