Sell with us

A home should be considered before it is listed.

Selling well begins before the sign goes up. We look closely at the home, decide what the market needs to see, and build the work around that decision.

The method

From the first look to the final signature.

Five decisions in order. Each one changes what comes next.

  1. A 3D miniature of Derek discussing a home with homeowners around the office table

    The first conversation

We start with the home, your timing and what you need from the sale. Then we look at the market around it.

  2. A 3D miniature of Derek and Chris reviewing a home while Kyra arranges flowers

    The preparation

We decide what deserves attention before photography, and what is better left alone. Staging and repairs should serve the sale.

  3. A 3D miniature of Derek, Chris and Kyra preparing property photography and marketing

    The presentation

Photography, film, print and digital work are made through our office so the story stays coherent from first frame to showing.

  4. A 3D miniature of Derek and Chris reviewing comparable homes

    The market

We position the home against current competition and relevant recent sales, then watch the response closely once it is live.

  5. A 3D miniature of Derek reviewing an offer with homeowners

    The negotiation

You see the terms, the trade-offs and the timing clearly before making a decision. We stay with it through completion.

Made in the building

The people making the work sit close to the people giving the advice.

Photography, film, print, staging direction and market tools are coordinated through our Nanaimo office. That keeps the presentation consistent and lets us respond quickly when the market gives us new information.

Inside the practice

Buyers find Vancouver Island from everywhere.

We've been the ones answering since 1992.

Before we begin

The questions people usually bring into the room.

What should I do before listing?

Usually less than people expect. We walk through the home with you and identify the work that will matter in photographs, showings and a buyer’s first impression.

How do you arrive at the price?

We consider the home’s condition, layout and location alongside active competition and relevant recent sales. The recommendation comes with the reasoning behind it.

Who makes the marketing?

Our photography, film, graphic design and listing presentation are coordinated through the Rutherford Road office. You know who is responsible for the work.

A useful first meeting

Bring us the home before you bring us a decision.

We will look at the property, the timing and the numbers with you. You do not need to have everything figured out first.
