Nanaimo Home Buyer's Guide — 2026

Buying a home in Nanaimo in 2026 looks different than it did in 2021. The market has shifted in buyers' favour — more inventory, longer days on market, and sellers who are willing to accept conditions again. That's good news if you're entering the market. Single-family homes range from $600K in South Nanaimo to $1M+ in Departure Bay. Condos start around $350K. Townhomes land in the $500K–$700K range.

Below is the step-by-step process for buying a home here, with the BC-specific details that most online guides leave out. If you want to skip the reading and talk strategy, call or text us at 250-585-3322.

Your Nanaimo Home Buying Journey — Step by Step

1

Get Pre-Approved (Not Pre-Qualified)

Before you look at a single listing, talk to a mortgage broker. In BC, you have to qualify at 2% above your contract rate — that's the federal stress test. So if your rate is 4.5%, you need to qualify at 6.5%. This limits your borrowing power more than most buyers expect. A pre-approval letter also makes your offer stronger when you find the right home. I work with several local brokers and can connect you if you need one.

2

Choose Your Neighbourhood

Nanaimo has a dozen distinct areas and each one attracts a different buyer. Departure Bay is waterfront and established. Hammond Bay is family-centric with parks and schools. North Nanaimo has newer builds and big-box shopping. The Old City Quarter has character homes and walkability. I've written neighbourhood guides for every area on this site — read them before you narrow your search. Where you buy matters as much as what you buy.

3

Search Active MLS Listings

Use our property search — it pulls real-time data from VIREB, the same database every realtor on Vancouver Island uses. Filter by price, bedrooms, property type, and area. We've also built an AI chat assistant into the site that can answer questions about specific listings, like lot details, school proximity, and strata fees. Set up saved searches to get notified the moment new listings match your criteria.

4

Make an Offer

In Nanaimo, most offers include subject conditions — subject to financing, subject to inspection, and subject to title review. The standard subject removal period is 7 business days, though this can be negotiated. In the current market, sellers are generally accepting conditional offers again, which gives you time to do proper due diligence. I'll pull comparable sold data before we write the offer so we know exactly where to price it.

5

Due Diligence — Inspections and Documents

Get a home inspection. Always. A qualified inspector in Nanaimo costs $400–$600 and can save you tens of thousands. For strata properties (condos and townhomes), review the strata minutes, depreciation report, and financial statements — they'll tell you if a special assessment is coming. Your lawyer will run a title search to confirm there are no liens or encumbrances. This is where bad deals get caught. Don't skip it.

6

Completion and Keys

Once subjects are removed, your lawyer takes over. Completion typically happens 30 to 60 days after the accepted offer. On closing day, you'll pay the BC property transfer tax: 1% on the first $200,000 and 2% on the portion between $200,000 and $2,000,000. First-time buyers may qualify for a full or partial exemption on homes up to $835,000. Your lawyer will handle the funds transfer, title registration, and key exchange. Then the place is yours.

Nanaimo Homes for Sale — Frequently Asked Questions

Why Buyers and Sellers Choose Derek Gillette

I've sold over 3,000 homes in Nanaimo since 1992 — more than any other realtor in the city by cumulative MLS sales. That adds up to over $1 billion in total volume through eXp Realty. The reason people keep coming back (and sending their friends) isn't complicated: I know this market cold. I know which cul-de-sacs flood in November, which strata buildings have solid reserves, and which new developments are actually worth the asking price.

My team carries a 4.9 Google rating. We earn that by being direct — if a property is overpriced, I'll say so. If there's a better option in the next neighbourhood, I'll show you. Thirty years in this business means I've seen every mistake a buyer or seller can make, and my job is to make sure you don't make them.
